1. What am I paying for?

When living in a Connaughty Investment Community the question should be, what am I not paying for? We provide building maintenance, repairs, landscaping (in most cases) and upkeep for all our properties.

The following breakdown shows your financial responsibilities as a customer compared to the average home owner and a landlord. There can be significant costs and responsibilities associated with home ownership, including mortgage interest, condo fees (if applicable), property tax, maintenance, and landscaping. As our Customer you can enjoy life without the worry of outdoor maintenance and you can save or invest the money that might otherwise go towards a mortgage payment, property taxes, and repairs.


2. What if I don’t pay on time?

Your rent is due on the first day of each month. Any payment received after the first is considered late and is subject to a late penalty of $25 plus $5 per day. Partial payments are not accepted. You can take your payment in to the Beddington Post Office at London Drug in the Beddington Town Centre, or send your cheque or money order in the stamped self-addressed envelope that is mailed to you periodically, allowing a couple of days for mailing. Rental pickup can be arranged for an additional fee.


3. Can I sub-lease?

Unfortunately Connaughty Investment does not allow you to sub-lease your apartment. But once you have moved in we can't imagine why you would want to!

If you want to share your new home with a friend all you have to do is call our offices. Your friend will need to have their name added to the lease, which they will need to read over and sign.


4. Can I decorate my suite?

We want you to make your suite your own, but, we want you to make sure that your decorative choices do not cause damage. Please use only small nails or hooks. No large nails, screws, or stickers will be permitted. If you want to paint, wall paper, or complete any sort of structural alteration we require you to get the written consent of Connaughty Investment.


5. What if I lock myself out of my apartment?

If you should lock yourself out of your apartment and cannot contact your Customer Service Representative, it is your responsibility to contact a locksmith and cover incurred costs to gain entry into your apartment. If the locksmith changes the lock, please ensure the key is mastered to our lock.


6. What if I lose my keys?

If you should lose your keys, do not hesitate to ask us to change or re-key your locks. We will be more than happy to do so at a minimal cost.


7. What if I break something?

Repairs made necessary through “normal wear and tear” are paid for by Connaughty Investment. You will only be billed for repairs due to willful damage or negligence by you, your family, pets, and guests. Connaughty Investment’s insurance does not cover damage to your personal belongings. It is your responsibility to purchase tenant’s insurance to insure your possessions against loss.


8. Am I allowed to have a pet?

Connaughty Investment understands that your pets are more than animals; they are members of your family. For that reason, many of our properties are ‘pet friendly’. However, we do place certain restrictions on the type and sizes of pets. All pets need special written permission and are considered on a case by case basis.


9. Can a Connaughty Investment Associate come into my suite without notifying me?

In the case of an emergency we would enter your apartment immediately. In any other event we would give you at least 24 hours written notice. Normally, we only enter at your request. If we have your permission to enter your suite for a maintenance issue we will do so without giving notice.
